Every referral agreement we sign includes explicit non-solicitation language: we will not contact your client regarding any California property, California transaction, or any real estate service outside of the specific Arizona matter you've referred. This covers the client, their household members, and any entity they own. The restriction has no sunset — it applies for the life of the client relationship. If you have specific language from your brokerage's legal team, we'll incorporate it.
We pay 25% of the gross commission earned on the Arizona transaction, paid to your brokerage at close through escrow or via check — whichever your brokerage prefers. On a $1.2M home at a 2.5% gross commission, that's $7,500 to your brokerage for a phone introduction and a signed referral agreement. Portfolio referrals (clients with multiple Arizona transactions) are discussed case by case.
Yes. We hold California DRE License # 01786835 in addition to our Arizona LLC License # LC722056000. Referral fee arrangements between licensed real estate brokers are fully compliant under both California and Arizona law when documented with a written referral agreement.
Yes — this is one of our strongest areas. Many California agents refer clients who are doing a 1031 exchange from a California sale into Arizona. We know the Arizona investment markets at ground level, understand the exchange timeline requirements, and work closely with qualified intermediaries. A 1031 referral typically generates a larger commission (investment properties trend toward higher price points) and the same 25% applies.
Yes. We send you a milestone update at each key stage: initial client contact confirmed, first property tours scheduled, offer submitted, under contract, inspection complete, and closed. You'll know what's happening with your client without having to chase us. If anything significant changes mid-transaction, we call you directly.
Usually yes. We've worked with referral agreements from Compass, Sotheby's, Berkshire Hathaway, and independent California brokerages. If your template is reasonable, we'll sign it. If it contains anything we need to adjust, we'll tell you clearly and quickly. We won't ghost you on paperwork.
If you'd like to refer the property management engagement as well, we're happy to structure a referral for that too. If not, we'll manage the property as a separate service relationship with your client. Either way, we will never use the property management relationship to re-engage them on any California business.
